We’ll start by identifying an ideal price range and what updates (if any) should be made prior to listing your home. With my Staged to Sell program, you’ll get a FREE professional staging consult, pre-market house cleaning, and eight hours of handyman services to ensure your home looks its absolute best for potential buyers.

Promote

Next, we’ll prepare all marketing materials to sell your house. My Staged to Sell program includes professional photos, a 3D video tour, floorplan drawings, and room measurements — all free of charge. With those in hand, I’ll create content for social media, websites, the MLS, and other outlets to share your home far and wide.

03 /
List

Now, it’s go time! With your listing live on the MLS and online search engines, house showings will begin. I’ll facilitate any tours and open houses necessary, collect feedback from buyers, and provide you with regular updates. We’ll repeat this process weekly until you receive the right offer and I’m able to negotiate your ideal contract.

Sell!

Once the contract is signed, I’ll help you handle the remaining paperwork (heads up: it’s a lot). Then, we’ll move on to inspections, appraisals, and contingencies as needed. At last, we’ll finalize insurance, utilities, and financing before doing a final walk-through of the home and handing over the keys. Congrats — you’ve just sold your house!

What does “Old Home Certified” mean?

As an Old Home Certified real estate agent, I have taken a special training program to broaden my knowledge of buying and selling historic homes. Along with completing continuing education to maintain this certification every year, I have personal experience with owning old homes. Since 2007, I have bought, renovated, and sold pre-1940s homes in St. Paul, giving me on-the-ground know-how to pair with my professional expertise.

Do you buy and sell only old homes? What about new homes?

While vintage homes are my passion, I’m happy to buy or sell newer homes, too! The most important thing is to ensure you and I are on the same page from day one. As long we maintain clear communication and you’re willing to trust my process, I’m confident I can sell your home — whenever it was built!

What’s included in your fee?

While my rates are comparable to many real estate agents in Minneapolis–St. Paul, I include more than most — meaning you get more bang for your buck. Along with personal assistance throughout the process, I include everything in my Staged to Sell program: a staging consult, professional home cleaning, handyman services, floorplans, professional photography / videography, and more. My goal is always to make the experience as affordable and easy for you as possible.

Will I work directly with you, Abby, or someone else?

Yes, you will work with me! As an individual agent, I do not work with a team or assistant — which means you always get my full attention. The only exception is for last-minute showings. While I do my best to make same-day showings work, with three kids in school and various activities, I sometimes have a scheduling conflict. In that case, I enlist one of my trustworthy backup agents to show the house for you, and I follow up personally as soon as possible.
